Terms & Conditions


A non-refundable deposit of 30% of the total cost must be paid at the time of booking. The balance of your booking must be paid no later than the “Balance Due Date” detailed on your invoice. Bookings made less than 8 weeks before arrival is due to commence, must be paid in full at the time of booking. If the deposit balance or final balance is not paid by the “Balance Due Date”, we reserve the right to cancel your booking and retain your deposit paid.


We accept the following credit/debit cards: Visa, MasterCard, Switch, Delta and Connect. All payments made by credit card carry a 3% handling charge; however there is no handling charge for payments paid by debit card.


Bookings must be made by telephoning or emailing You must be 18 years or over to make a booking and all bookings are subject to availability. Once you have confirmed your booking by telephone or email and paid the required deposit, we will then email you (or post, if requested) your booking confirmation, which will show the balance to be paid, and the date by which it is due. A contract will exist as soon as we issue the booking confirmation. Please check the booking confirmation carefully as soon as you receive it paying special attention to the arrival & departure dates. Contact us immediately if any information, which appears on the confirmation or any other document, appears to be incorrect or incomplete as it may not be possible to make changes later.


You may change the numbers of persons in your group booking as long as it does not exceed 5 persons.There will be a charge for additional persons up to a maximum of 5. Please contact us for details.

Because we incur costs in cancelling confirmed bookings, particularly if cancellations occur close to your arrival date, your initial deposit will not be refunded. If you cancel your booking before the final balance is due, we will retain the deposit paid to date. If you cancel after the final balance is due you may be charged the outstanding balance as a cancellation fee.


Whilst we endeavor to avoid changes and cancellations, we must reserve the right to do so. However we will not cancel your booking after the “Balance Due Date”, except for reasons of force majeure (as defined in clause 8 below) or failure by you to pay the final balance by the “Balance Due Date”.


If in the unlikely event you have a complaint or experience any problems during your stay please inform us as soon as possible prior to departure from the apartment and we will endeavour to rectify the situation as soon as possible.

We will not be responsible for any injury, illness, death, loss (for example loss of enjoyment), damage, expense, cost or other sum or claim of any description whatsoever which results from any of the following: - - the act(s) and/or omission(s) of the person(s) affected or any member(s) of their party; - or the act(s) and/or omission(s) of a third party not connected with the provision of your booking and which were unforeseeable or unavoidable; - unusual and unforeseeable circumstances beyond our control, the consequences of which could not have been avoided even if due care had been exercised; or - an event of 'force majeure' (as defined in clause 8 below). Please note, we cannot accept any liability for any damage, loss, expense or other sum(s) of any description (1) which on the basis of the information given to us by you concerning your booking prior to our accepting it, we could not have foreseen you would suffer or incur if we breached our contract with you or (2) which did not result from any breach of contract or other fault by ourselves or our employees or, where we are responsible for them, our suppliers. Additionally we cannot accept liability for any business losses.


If you have any special requirements, you must advise us at the time of booking. Although we will endeavor to meet any reasonable requests, we regret we cannot guarantee all requests will be met. Confirmation that a special request has been noted is not confirmation that the request will be met. Unless and until specifically confirmed, all special requests are subject to availability.

If you or any member of your party has any medical problem or disability that may affect your stay, please tell us before you confirm your booking. In any event, you must give us full details in writing at the time of booking. If we feel unable to properly accommodate the particular needs of the person concerned, we must reserve the right to decline your reservation or, if full details are not given at the time of booking, cancel when we become aware of these details.


In these Booking Conditions, "force majeure" means any event which we, the supplier of the service(s) in question could not, even with all due care, foresee or avoid. Such events may include, without limitation, war or threat of war, riot, civil strife, actual or threatened terrorist activity, industrial dispute, natural or nuclear disaster, adverse weather conditions, fire and all similar events outside our control.


In order to process your booking we need to use the information you provide. We take full responsibility for ensuring that proper security measures are in place to protect your information. The information may also be provided to security or credit checking companies, public authorities such as customs/immigration if required by them, or as required by law. You are entitled to a copy of your information held by us. If you would like to see this please contact and we will be happy to provide you with the required details.
